What is an EPC?

The importance of monitoring energy efficiency has been highlighted by the introduction of the Home Information Pack (HIP).


An important part of the HIP is an Energy Performance Certificate (EPC). Required for buildings under the EU Energy Performance in Buildings Directive, it will provide a property with a consumer-friendly A to G energy rating - with the the most efficient homes having an 'A' energy rating and less impact on the environment.

An EPC certificate is required whenever a building is constructed, sold or rented and will contain the current average costs for heating, hot water and lighting in a property, as well as suggestions on how to cut costs with energy efficiency measures.

The EPC will be generated by a qualified Domestic Energy Assessor who will be required to carry out inspections on the condition of properties.

Frequently Asked Questions

How long is my Energy Performance Certificate valid for?
An EPC is valid for a period of ten years unless any major alterations are made. It is possible to obtain a new one at any time.

Will my property fail the energy assessment?
An EPC is required for when selling (or renting- October 2008). The certificate will not set energy standards so it is impossible to pass or fail.
